The Roslyn is a very good example of late 19th century urban commercial architecture. The three-story brick building was built c. 1880's and is five bays wide with a bracketed cornice, segmental arch windows, and restored wood storefronts. The exterior of the building and the first floor have been completely rehabilitated with three leasehold spaces in storefronts and an elevator lobby. An elevator has been installed to serve the upper floors. The building has excellent visibility on a heavily traveled arterial (US40) through Downtown Hagerstown, in close proximity to a traffic light. Plentiful public parking is available with an adjacent surface parking lot and a parking deck around the corner. The zoning allows the building to be used for commercial and/or residential purposes. The City has generous financial incentive programs to assist investors with rehabilitation of the upper floors of the building and securing upper floor tenants, if necessary, and to assist businesses with signs.
